Putnam County is seeing more homes available, with active listings up nearly 8 percent from April to 401. Pending sales also increased almost 10 percent month over month, suggesting more buyers are moving forward even as overall closings dipped slightly. Months of supply has climbed to 8.2, well above Florida’s 5.3 months, pointing to conditions that favor buyers more than sellers.

Pricing is adjusting to this higher inventory. The typical home value in May was about $264,000, down a bit from April but still more than 10 percent higher than a year ago, while the median list price is roughly $278,000 and up over 7 percent year over year. Homes are taking much longer to sell, with the median days on market jumping to 97, nearly triple the level from last May, which gives buyers more time to evaluate options but may require sellers to be patient and strategic.

Only about 8 percent of recent sales closed above list price and the average sale-to-list ratio sits near 95 percent, so many buyers are negotiating below asking. Compared with the statewide numbers, Putnam County offers lower typical prices but also slower sales and deeper inventory, which can shape both offer strategies and pricing decisions.
