South Westshore’s rolling three-month data through May 2026 shows a sharp jump in typical home values compared with a year ago, with prices up well over 100 percent year over year. Median list prices are only modestly higher than last year, suggesting sellers are not raising asking prices as quickly as closed values have climbed. The average sale-to-list ratio sits just above 96 percent, and virtually no homes are closing above list price, signaling buyers still have some room to negotiate even in a seller-leaning environment.
