South Westshore’s rolling three-month data through May 2026 shows a sharp jump in typical home values compared with a year ago, with prices up well over 100 percent year over year. Median list prices are only modestly higher than last year, suggesting sellers are not raising asking prices as quickly as closed values have climbed. Compared with the broader Tampa market, South Westshore’s typical sale price is now more than three times higher, underscoring its premium segment status.

Looking at activity, new listings have inched higher than a year ago while active inventory is down by roughly a third, pointing to fewer homes available despite slightly more owners choosing to sell. Homes are taking much longer to go under contract, with the median days on market jumping significantly compared with last year, yet months of supply has tightened to under three months, keeping conditions tilted toward sellers.

In the most recent rolling period there were 28 active listings, 16 new listings, and 12 homes sold, with 15 going under contract. The average sale-to-list ratio sits just above 96 percent, and virtually no homes are closing above list price, signaling buyers still have some room to negotiate even in a seller-leaning environment.
