Walton County is currently classified as a buyer’s market, with about 6.5 months of supply available, a bit higher than Florida’s 5.3 months. Active listings in May reached roughly 3,100, edging up slightly from the prior month even as new listings slipped. Contract activity has been strong, with homes sold jumping nearly 23 percent month over month and more than 50 percent higher than a year ago, while pending sales are up over 40 percent year over year.

Prices are adjusting as this inventory and contract flow shifts. The typical home value in May was around $748,000, up nearly 28 percent from a year earlier, even though the median list price is down about 4 percent year over year. Sellers are also seeing fewer bidding wars, with only about 6 percent of homes closing above list price and the average sale-to-list ratio just under 96 percent.

Time on market has lengthened considerably, with the median home taking about 100 days to sell compared with much shorter marketing times last year. Buyers therefore have more room to negotiate, but solid sales growth shows that well-priced homes still move. In a county where prices sit well above the statewide median of about $396,000, it can be especially important to have local expertise.
