Inventory in Miramar Beach is substantial, with about 983 active listings in the latest rolling three-month period. Supply has eased slightly from earlier in the year, with months of supply edging down to 11.4, yet conditions are still labeled a seller's market. At the same time, contract activity is picking up, as homes sold rose more than 17 percent year over year and pending sales jumped over 32 percent.

Over this rolling three-month view, sellers are bringing more homes to market, with new listings up nearly 10 percent compared with a year ago. Faster movement is also evident, as the median days on market has dropped from triple digits late last year to about 90 days now. Even with that improvement, a sizable share of listings, roughly three-quarters, is still taking more than two weeks to go under contract, as only about 24 percent go off-market that quickly.

Pricing has been adjusting to these shifting dynamics. The typical home value is roughly $750,000, up a little over 10 percent year over year, while the median list price has held almost flat during the same period. Negotiations have tilted slightly in buyers’ favor, with the average sale-to-list ratio near 95 percent and only about 3 percent of homes selling above list.
