Pickens County currently leans toward buyers, with the market gauge signaling a buyer’s market and a relatively high 7.3 months of supply. Homes are taking longer to sell at a median of 59 days on market, far above last year’s pace and noticeably slower than Georgia overall, which sits at 5.3 months of supply.

Prices show a mix of stability and softening, with the typical home value around $398,830 and essentially flat compared with both last month and last year. List prices, however, are up a few percent year over year, suggesting sellers are still testing higher asking prices even as buyers have more leverage.

Activity has cooled, as homes sold are down sharply from last month and double digits lower than a year ago, while new listings have slipped slightly. At the same time, pending sales have jumped more than 30 percent year over year and the average sale-to-list ratio has edged above 98 percent, indicating that well-priced homes are still attracting solid offers.
