Year-over-year, Washington County’s typical home value is up sharply, rising nearly 34 percent even as the state of Georgia overall saw home prices edge up by about 2 percent. At the same time, July’s median list price dipped slightly compared with last year, suggesting sellers may be adjusting their expectations despite that longer-term price growth.
Looking at activity levels, homes sold in July fell by almost half from a year ago and new listings were down more than 60 percent, while active listings dropped about 22 percent. Yet pending sales climbed more than 50 percent year over year, indicating that a smaller pool of available homes is still attracting committed buyers.
Conditions on the ground show a mixed picture, with Washington County sitting in a neutral market and carrying roughly 13 months of supply compared with Georgia’s 5.3 months. Even with that higher inventory, homes are moving faster than last year as the median days on market has come down, and about half of listings go off the market within two weeks while the average sale-to-list ratio hovers just above 100 percent.
