April’s finalized data reported the typical value of a home in the neighborhood to be $1,125,000—down 42.31% over the previous 12 months. For comparison, city-level data pegged home values at $1,400,000 in East Honolulu for the most recent reporting period. That number is expected to float around $1,341,250 in May.

Kalani Iki had 8 new listings and 6 listings that went under contract in April, increasing the area’s total available inventory to 9—up 125.0% from the previous month. Inventory is projected to have further increased in May.

The median listing price for homes in Kalani Iki fell 21.3% from March to April, bringing the current median listing price to $1,237,500. Based on projected data for May, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract rose year-over-year.
