Inventory in East Honolulu has thinned over the past year, with active listings in the rolling three-month view down more than 18% year over year even as new listings have fallen nearly 17%. At the same time, contract activity is softer than last year, as homes sold and pending sales are each down around 8–12% year over year, pointing to a slower pace of completed deals.

Pricing has been relatively steady in this environment, with the typical home value essentially flat year over year while the median list price is up about 6%. Sellers are still achieving strong results overall, as the average sale-to-list ratio hovers just under 98% and roughly one in five homes sell above list price in the current three-month window.

Time on market has lengthened significantly compared with a year ago, with the median days on market in the latest rolling period rising sharply even as months of supply has dropped to just over five months. Despite that shift, the broader gauge still characterizes East Honolulu as a seller’s market, showing that well-positioned homes can attract serious buyers.
