Pricing has been moving upward even as activity cools, with the typical home value at $1,480,000, up 5.71% year over year and 23.33% in the past month. Sellers are still achieving strong outcomes with an average sale-to-list ratio near 0.97 and about 20.83% of homes selling above list price, while only 12.12% of listings have taken a price cut.
Conditions are also moving faster, as the median time on market has dropped to 76 days, down 40.16% month over month and 16.48% compared with last year, even though inventory in East Honolulu has fallen 19.12% year over year versus 3,710 listings in the wider Honolulu County.
