Inventory in Hawaii has stayed relatively high, with about 8,400 active listings in June and only a slight dip compared to last year. Contract activity shows a mixed picture, as homes sold rose more than 5% year over year while pending sales were roughly flat, and new listings increased nearly 6% from last June.
Pricing is showing modest movement rather than big swings. The typical home value in June was about $748,000, nearly unchanged from a year earlier, even as the median list price climbed almost 5% year over year.
Market balance still tilts toward buyers, with months of supply at 7.1, well above what’s considered a tight market despite dropping more than a quarter from last year.
