Inventory across Hawaii shows a solid pool of options, with just over 8,200 active listings in May and months of supply around 7.4, which leans conditions toward buyers. Contract activity is picking up as pending sales climbed more than 6 percent from April and sit nearly 15 percent higher than a year ago, while closed sales also rose month over month.
Price trends are relatively steady, with the typical home value near $722,000 and down only slightly from last year. At the same time, the median list price has held flat year over year and eased a bit from April, suggesting sellers are adjusting expectations as buyers gain leverage.
Market pace has moderated but not stalled, with about a quarter of homes going off market within two weeks and roughly 16 percent selling above the list price, up from earlier in the year. With an average sale-to-list ratio just under 98 percent, most properties are trading close to asking, so pricing and negotiation strategy still matter for both buyers and sellers seeking the right local agent through Agent Pronto.
