Inventory in Hawaii has inched up, with active listings rising slightly year over year while months of supply has moved down to 6.8, pointing to a market that is still favorable to buyers but gradually tightening. Contract activity is gaining momentum, as homes sold climbed nearly 13% from a year ago and pending sales are also higher, signaling more deals moving toward closing.
Prices are responding to this pickup in demand with steady, not explosive, growth, as the typical home value is up about 5% compared with last year. List prices have seen only modest year-over-year gains and even dipped month over month, suggesting sellers are adjusting expectations to meet buyers in the middle.
Signs of negotiation are still present, with the average sale-to-list ratio just under 100% and only about 18% of homes selling above list price, though that share has grown from a year ago.
