The typical home value in Hawaii is projected to be $760,050 for the month of January. December’s finalized data reported the typical value of a home in the state to be $752,300—down 2.49% over the previous 12 months.
Hawaii had 1,027 new listings and 1,030 listings that went under contract in December, decreasing the area’s total available inventory to 6,034—down 7.38% from the previous month. Inventory is projected to have further decreased in January.
Of those 6,034 active listings, 13.72% reduced their price in the month of December. The median listing price for homes in Hawaii grew 0.15% from November to December, bringing the current median listing price to $825,600. Based on projected data for January, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In December 2025, the median time for a listed property to go pending was 99 days, compared to 107 days in December 2024. In recent months the median number of days from listed to pending appears to be steady. That trend is predicted to have carried through to this January.
