Inventory in Hawaii reached 6,483 homes in March 2026, reflecting a 1.95% decline from the prior month and a 9.0% drop year over year. Pending sales ticked up 1.66% compared to last year, and with 1,370 new listings coming to market, activity is steady enough to support a neutral balance between buyers and sellers.
Pricing has been adjusting upward as supply tightens, with the typical home value at $772,300, up 2.54% month over month and 0.72% year over year. Sellers are still negotiating, as homes close at about 97.27% of list price and roughly 17.6% of listings see a price cut, while only about 16.5% sell above the asking price.
Homes are taking time to move, sitting a median of 104 days on the market, which is unchanged month over month but 13.04% higher than a year ago and consistent with 6.2 months of supply and a neutral market gauge of 53. Looking ahead to April 2026, projections show the typical home value edging up to $781,850, the median list price moving to $786,600, and inventory easing slightly to 6,418, so both buyers and sellers can benefit from an Agent Pronto–recommended real estate agent who understands these evolving conditions.
