Housing activity in Hawaii shows plentiful options for buyers, with about 7,971 active listings in April and a relatively high 7.6 months of supply. Pending sales, however, are rising month over month and up more than 9% compared with last year, signaling that more buyers are moving ahead even as closed sales dipped about 10% from March.

Prices are adjusting gradually to this balance between supply and demand, with the typical home value slipping roughly 4% from March and edging slightly lower than a year ago. In contrast, the median list price is up modestly month over month and nearly 5% higher than last year, suggesting that sellers are still testing the upper end of the market while buyers negotiate on final sale prices.

Conditions on the ground reflect a clear lean toward buyers, as indicated by a buyer’s market reading and homes taking a median of 97 days to sell. Only about 15% of homes are closing above list price and the average sale-to-list ratio is just under 98%, reinforcing that many buyers have room to negotiate.
