Inventory in Hawaii has edged higher recently, with active listings up slightly month over month even as new listings dropped sharply from a year ago. Contract activity is much softer than last year, as homes sold and pending sales are both down by roughly a third year over year, pointing to slower buyer demand.
Prices are holding relatively steady in this cooler environment, with the typical home value almost unchanged from a year ago and only a small month-over-month dip. Sellers are waiting longer for offers, as median days on market has climbed about 29 percent year over year to roughly three months, while the share of homes selling above list has ticked up modestly.
Conditions overall lean toward buyers, reflected in about seven and a half months of supply, more than triple where it was a year ago and up markedly from late 2025.
