Inventory in the city is also down around 3.3% from last year, and pending sales have fallen by about 10.7%, indicating slower buyer activity.
In February 2026, typical home values in Honolulu were about $560,000, with a median list price near $570,000 and 2,074 homes on the market. Homes spent a median of 110 days on the market, and about 14% of listings saw a price drop, aligning with a 9.6 months supply that supports its current buyer’s market label.
Looking ahead to March 2026, typical home values are projected to ease to about $517,500, while the projected median list price edges up to roughly $573,750 and inventory is expected to reach around 2,106 listings.
