The typical home value in Honolulu is projected to be $419,000 for the month of December. November’s finalized data reported the typical value of a home in the city to be $525,000—down 13.65% over the previous 12 months. For comparison, county-level data pegged home values at $732,500 in Honolulu County for the most recent reporting period. That number is expected to float around $705,250 in December.
Honolulu had 366 new listings and 327 listings that went under contract in November, decreasing the area’s total available inventory to 2,053—down 1.58% from the previous month. Inventory is projected to have further decreased in December.
Of those 2,053 active listings, 12.52% reduced their price in the month of November. The median listing price for homes in Honolulu fell 28.06% from October to November, bringing the current median listing price to $557,500. Based on projected data for December, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In November 2025, the median time for a listed property to go pending was 98 days, compared to 111 days in November 2024. However, in recent months the median number of days from listed to pending appears to be rising. That trend is predicted to have carried through to this December.
