The typical home value is up a few percent from last year, and the median list price has climbed more than that, pointing to sellers testing higher price points even as conditions shift.

In this latest three-month window ending in April 2026, inventory and speed tell a more nuanced story. Active listings sit above 3,100 with about 8.2 months of supply, yet the median days on market has stretched to roughly 101 days, more than doubling versus a year ago and signaling that buyers are taking their time.

Demand indicators have softened slightly compared with last year, as homes sold, new listings, and pending sales are all down on a year-over-year basis. Even so, about 11.8 percent of sales still close above list and the average sale-to-list ratio is near 97 percent, suggesting realistic pricing is rewarded.
