Year-over-year, Honolulu’s rolling three-month data shows home values trending higher while inventory shifts significantly. The typical home value is up about 5% from a year ago and the median list price has climbed nearly 8%, even as active listings have dipped roughly 5%.

At the same time, supply has expanded relative to demand. Months of supply is up more than 30% compared with last year, landing around 8.1 months, and homes are taking much longer to sell, with median days on market jumping to about 97.

Looking at the latest rolling period through May 2026, buyers are seeing more options but also steadier pricing. Only about 12% of homes are selling above list, with an average sale-to-list ratio near 97%, while pending sales are slightly higher than a year ago even though new listings are down over 14%.
