Year over year, Honolulu’s rolling three-month typical home value is up solidly, rising about 8 percent while median list prices have grown more modestly. At the same time, homes are taking much longer to sell than a year ago, with median days on market more than doubling even as sale-to-list ratios have edged slightly higher.
In the latest rolling three-month period ending July 2026, inventory has inched up compared with last year, and months of supply sits near eight, pointing to more options for buyers than in the recent past. Even with that added supply, roughly 12 percent of homes are still selling above list price, indicating certain segments of the market continue to draw strong interest.
Sales activity has also strengthened in this three-month window, with homes sold increasing around 7 percent year over year and new listings climbing about 10 percent.
