Year-over-year, Honolulu’s rolling three-month home values are up modestly, with the typical home value rising about 6 percent compared to last June while list prices are up a bit more than 2 percent. Inventory is only slightly lower than a year ago, but months of supply has climbed sharply over the past year, indicating buyers now have more options than they did previously.
Looking at the latest rolling three-month period ending in June 2026, typical home values sit just under $600,000 and median list prices are nearly identical. Homes are spending far longer on the market than a year ago, with the median days on market jumping from around two and a half months last June to just over three months now.
Conditions still lean toward sellers according to the market gauge, yet several indicators point to improving leverage for buyers, including higher months of supply at 8.3 and a smaller share of homes selling above list at about 11 percent compared with prior years. Even so, more than 1,000 pending sales in the latest period show that well-priced homes are still moving.
