Year-over-year, Ada County home values have inched up, with the typical home value rising about 4 percent while the state overall has seen a slightly stronger gain. At the same time, inventory has tightened significantly, as active listings are down more than 20 percent from a year ago and the county’s 1.8 months of supply is notably leaner than Idaho’s 2.9 months.
Looking at August 2026 specifically, prices and listing activity show mixed signals. The median list price climbed nearly 4 percent from July even as the typical sale price dipped slightly, and new listings fell more than 12 percent month over month while homes sold jumped about 9 percent.

Homes are taking a bit longer to sell than in early summer, with median days on market rising to 39, yet sales volume is up more than 20 percent from last year and about 21 percent of closings are still happening above list price with sale-to-list ratios near 100 percent.
