One of the main reasons that Chris is an exceptional realtor is the connections he has developed throughout the years. I was in a situation where I moved out of my house before having it listed on the market. Chris provided me with an extensive list of contacts to prepare my house prior to moving out and after moving out. This preparation work also included a well planned timeline. For example: The week after I moved out I contracted with a carpet cleaning firm he recommended to come in on Tuesday. Then Chris worked with the house cleaner and stager (both of whom I personally met prior to moving) to come in on Wednesday and Thursday, respectively. This allowed him to have my house professionally photographed and listed in time for an open house that weekend.
This leads to the second strength of Chris in that he does a lot of research of the housing market to understand what would be a good starting point for a listing price. He did an excellent job of hitting that target point and with his great negotiating skills he was able to bring in multiple offers after that initial open house and we accepted an offer above the listing price and on very agreeable terms.
Chris kept me constantly apprised of the entire process from that initial meeting to the closing date.
Chris’s connections outside of Idaho also allowed him to provide my son and daughter-in-law with a realtor in the Portland area who assisted us in purchasing a multi-generational home.
I could not have asked for a better selling experience.

I would like to publicly share my opinion about working with Chris Budka! He isn’t just an amazing realtor, he is a phenomenal human being and a family man! When I decided to sell my house, I explained to Chris my reasonings behind that decision! He has a way of explaining things that anyone can understand! He is straightforward, doesn’t cut corners, very smart and most important, VERY HONEST! I was selling my house and building one with a different builder! He didn’t care about his commission, but truly he cared about the person that trusted him for the job! He has an incredible team on his side that manages and leads so well, from the photographer to his assistant!
Everything went so smooth, he sold my house to the 4th person that came to look at it! Closing went just like a breeze! Then, when it was time to close on my new house, there were a few things that I absolutely loved about him! One, he looks closely at all the paperwork and all the numbers to make sure everything is correct! He looks at the product to make sure it’s perfect! He gets so involved as if it is for himself!
I truly truly have nothing to say that I didn’t love about this guy! I can tell he is so professional and very smart!
Although I said I will never move again, if I had to do it again, I would hire Chris! Without any hesitance!
Also, he is very kind and good to his clients!
