Star’s rolling three-month snapshot through June 2026 shows fewer homes circulating, with active listings down more than 30% from a year ago and new listings off by a similar margin. At the same time, homes sold have slipped nearly 20% year over year, while pending sales are only slightly lower than last year, suggesting buyers are still active even as options shrink.

Pricing is reacting in a measured way, with the typical home value edging down about 1% from a year ago and the median list price roughly flat year over year. Homes are spending about 91 days on the market in this period, matching the median from June 2024 but sharply faster than the slower pace seen earlier this year, and months of supply has tightened from around four and a half last June to about two and a half now.

Negotiation dynamics are tilting a bit toward sellers, with the share of homes selling above list ticking up to roughly 18% and the average sale-to-list price ratio holding just under 100%. Still, a large share of listings are not selling above asking, giving buyers some room to negotiate even in what is labeled a seller’s market.
