Inventory in Benewah County has been climbing, with active listings up more than 20 percent from a year ago and totaling 67 homes in April. New listings also increased year over year, while pending sales jumped more than 30 percent, signaling solid contract activity. Months of supply has come down sharply from January’s very high level but at 5.5 months it still points to slower turnover than the statewide figure of 2.9 months.

Pricing has pushed higher even as inventory has grown. The typical home value reached about $474,000 in April, up nearly 14 percent from a year earlier and well above the modest statewide price gain. Sellers are not seeing aggressive bidding, though, with no recent sales closing above list price and an average sale-to-list ratio around 95 percent.

Homes are taking much longer to sell than they did last year, with the median days on market stretching to about five months, far above the quick pace seen across Idaho. Fewer homes sold this April than a year ago even as more went under contract, suggesting a market where deals are taking longer to close and buyers have more time to decide.
