Kootenai County is currently tilted toward sellers, with the market gauge at 25 out of 100. Typical home values sit around $558,042, noticeably higher than the Idaho average of $478,400. Even with that seller-leaning setup, some buyers are seeing room to negotiate as conditions shift month to month.

Several factors help explain why the balance still favors sellers. Inventory is relatively limited at 667 homes, down about 26 percent from a year ago, and months of supply is a moderate 3.1, which keeps upward pressure on prices even as momentum cools. Homes are selling faster than recently, with median days on market dropping to 52, down nearly 25 percent from last month, signaling that well-priced listings still move.

At the same time, subtle softening is showing up in pricing trends. Typical home values dipped about 1.23 percent from last month and are projected to edge down to roughly $554,563 next month, while the median list price recently slipped 1.3 percent to about $574,950 and is projected near $571,177. Around 15.9 percent of listings have price drops, and homes are selling for about 98.4 percent of list price, with roughly 17.8 percent closing above asking.
