Year-over-year, Elmore County’s July numbers show a mix of softer prices and stronger activity. Typical home values are essentially flat compared with last year, while homes sold are up sharply by more than 50 percent and new listings have also increased, indicating buyers are engaging more even as prices hold steady.

Looking at the latest monthly snapshot, the median list price in July edged up from June, but the median sale price dipped slightly, suggesting buyers have a bit more room to negotiate. Inventory rose nearly 10 percent month over month to 149 active listings, yet months of supply remains low at 1.9, underscoring that sellers still hold the advantage overall.

Conditions on the ground have been shifting quickly, with median days on market dropping from 50 in June to 34 in July and more than 43 percent of homes going off market within two weeks. At the same time, about 22 percent of sales closed above list price and the average sale-to-list ratio is close to 98 percent, pointing to steady demand even in a seller-leaning environment.
