Inventory in Lewis County tightened slightly in May, with active listings down modestly from last year even as Idaho overall saw a larger decline. At the same time, months of supply dropped sharply over the past month to 2.3, leaning conditions toward sellers and running a bit lower than the statewide 2.8 months.

Despite the seller-leaning supply picture, the average sale-to-list ratio sits around 97 percent and no homes closed above list in May, indicating buyers still have room to negotiate. Median days on market lengthened to 142, which is slower than earlier this year and shows that pricing and expectations need to be carefully calibrated.
