The typical home value in Oneida County is projected to be $338,750 for the month of December. November’s finalized data reported the typical value of a home in the county to be $336,500—up 20.22% over the previous 12 months. For comparison, state-level data pegged home values at $512,400 in Idaho for the most recent reporting period. That number is expected to float around $513,200 in December.

Oneida County had 3 new listings and 5 listings that went under contract in November, decreasing the area’s total available inventory to 21—down 8.7% from the previous month. Inventory is projected to have further decreased in December.

Of those 21 active listings, 9.52% reduced their price in the month of November. The median listing price for homes in Oneida County grew 126.39% from October to November, bringing the current median listing price to $815,000. Based on projected data for December, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract fell sharply year-over-year. In November 2025, the median time for a listed property to go pending was 26 days, compared to 46 days in November 2024. However, in recent months the median number of days from listed to pending appears to be rising. That trend is predicted to have carried through to this December.
