South Shore is currently leaning toward sellers, with a market gauge of 13 indicating they hold more leverage than buyers. Fewer homes are available, with inventory at 137 listings and down 4.2% from last month and 15.95% from last year. At the same time, buyers are taking some time to decide, as homes sit a median of 95.5 days on the market, even though that is 12.39% faster than just a month ago.
Prices have been moving down, which helps explain the mix of seller leverage and buyer caution. The typical South Shore home is valued around $157,500, down 23.54% year over year and 5.97% month over month, and well below Chicago’s $390,000 typical value. Sellers are also listing lower, with the median list price of $174,950 dropping 10.26% since last month, and only about 20% of recent sales closing above list as the average sale-to-list ratio stands near 0.95.
Activity levels show a cooler pace than last year, as new listings have fallen 33.8% to 94 and pending sales are down 10.43% to 103. Looking ahead to March 2026, projections point to a slight further dip in typical values to $152,500 and a modest decline in list prices and inventory, with 134 homes expected to be on the market.
