Chicago’s housing market has strengthened over the past year in this rolling three-month view, with typical home values up about 7 percent and median list prices rising at a similar pace. Homes are also moving faster than a year ago, with median days on market dropping notably and a larger share of properties selling above list.
In the latest period ending June 2026, the typical home value is around $430,000 while the median list price sits just over $416,000, reflecting steady upward price pressure. Sellers are often achieving slightly more than asking, as the average sale-to-list ratio is above 101 percent and roughly half of recent sales closed above the list price.
