Inventory is up roughly 4.0 percent year over year, while new listings have slipped nearly 7.0 percent. Pending sales are down about 5.6 percent from a year ago, signaling softer demand than last spring.

Homes spent a median of 36 days on the market, with days on market down more than 54 percent from the prior month but still about 16 percent higher than a year earlier. Conditions still lean toward sellers, with a market gauge of 23 and only 2.9 months of supply alongside 78 active listings and 40 new listings. For April 2026, projections point to a typical home value near $101,100, a slight rise in the median list price to about $142,425, and inventory edging up to around 83 homes.
