The typical home value in Clinton County is projected to be $297,750 for the month of May. April’s finalized data reported the typical value of a home in the county to be $257,000—up 55.76% over the previous 12 months. For comparison, state-level data pegged home values at $312,900 in Illinois for the most recent reporting period. That number is expected to float around $319,000 in May.

Clinton County had 52 active listings in April, including 25 new listings. Overall, active listings were up 4.0% from the previous month.

Of those 52 active listings, 30.77% reduced their price in the month of April. The median listing price for homes in Clinton County fell 27.64% from March to April, bringing the current median listing price to $189,900. Based on projected data for May, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract fell year-over-year. In April 2025, the median time for a listed property to go pending was 55 days, compared to 69 days in April 2024. In recent months the median number of days from listed to pending appears to be decreasing. That trend is predicted to have carried through to this May.
