Year-over-year, DeKalb County is seeing notable price and activity gains, with the typical home value up about 11 percent and homes sold rising more than 10 percent compared to last May. At the same time, active listings have grown by roughly 11 percent, giving buyers somewhat more options than a year ago while values continue to trend higher.

Looking at May 2026 itself, the typical home value stands around $313,000, very close to the median list price of about $317,000, and the average sale-to-list ratio is essentially 100 percent. Inventory sits at about three months of supply, aligning closely with the statewide figure of 2.9 months, which points to conditions that still lean toward sellers but with more balance than in a tight shortage.

Momentum has picked up this spring, as homes sold jumped nearly 23 percent from April and new listings climbed about 15 percent, even though the median days on market has lengthened to around 50 days compared to a year ago.
