Inventory in Iroquois County has grown modestly, with active listings up about 9 percent from last year and sitting at 145 homes in August. Months of supply has climbed to 4.4, up sharply year over year and higher than the Illinois average of 2.9 months, signaling more options for buyers. At the same time, contract activity is mixed, with homes sold down about 8 percent annually while pending sales are off nearly 30 percent from a year ago.
Pricing is reacting to this cooler demand and higher supply. The typical home value has fallen more than 20 percent compared with last August, and the median list price is roughly flat year over year despite the recent month-to-month drop. Sellers are also seeing buyers negotiate more, with the average sale-to-list ratio around 96 percent and only about 15 percent of homes closing above the asking price.
Time on market has improved but still suggests a measured pace, with the median days on market at 70, down about 22 percent from last year yet longer than many faster-moving areas. A bit more than one in five homes goes off the market within two weeks, so well-priced properties can still move quickly even in a neutral market.
