Inventory and buyer activity in Iroquois County picked up in June 2026. Active listings rose almost 19 percent from last year, and new listings were up more than 23 percent year over year. Closings also increased sharply, with homes sold jumping nearly 67 percent compared with a year ago, while pending sales climbed by about 11 percent.
Pricing has adjusted downward even as more homes change hands. The typical home value and median list price are both down roughly 15 to 19 percent from a year ago, keeping Iroquois County well below the statewide median sale price of about $344,000. Despite softer prices, more sellers are achieving strong outcomes, with the share of homes selling above list price roughly tripling since May and the average sale-to-list ratio edging above 97 percent.
Signs of balance are also visible in the speed of the market and available supply. Months of supply has tightened from earlier in the year to just over three months, close to Illinois overall, and the county is still characterized as a seller’s market. At the same time, buyers have more options than last year as inventory expands, even though some homes continue to move quickly once they are priced right.
