Inventory in Iroquois County has expanded compared with last year, with active listings up sharply even after a small month-to-month dip in May. New listings also climbed strongly year over year, signaling that more owners are putting homes on the market. At the same time, pending sales jumped at a faster pace than new listings, showing that buyers are actively writing contracts and keeping the pipeline moving.

Only a small share of recent sales closed above list price, and the average sale-to-list ratio has slipped compared with last year, suggesting more room for negotiation. Even so, a meaningful portion of homes still go under contract within two weeks, so well-priced properties can move quickly.
