Jefferson County’s home values have climbed over the past year, with the typical home value up more than 11 percent. Listing prices also rose around 10 percent year over year, signaling steady appreciation even at more affordable price points than the Illinois median. Inventory expanded as active listings grew about 15 percent from last year.
Looking at the latest monthly snapshot in September 2026, the typical home value reached roughly $195,000, while the median list price sat near $152,000. Conditions leaned toward a moderate seller’s market with about 4.9 months of supply, higher than the statewide level but still below a clear buyer’s market.
Activity has shifted as well, with homes sold down about 11 percent year over year even as new listings jumped nearly 64 percent and pending sales surged more than 56 percent. Homes are taking longer to move, with median days on market up 18 percent to 69 days, and fewer properties are selling above list, with that share down about 16 percent from last year. Even so, almost half of homes still go off-market within two weeks, and the average sale-to-list ratio remains above 95 percent, showing sellers can achieve prices close to asking.
