Inventory in Kankakee County has been edging up, with 296 homes for sale in March and a 10.45% month-over-month increase. Contract activity is slightly softer, as 99 pending sales are running about 10% below last year while new listings at 114 are nearly flat year over year, down just 0.87%.
Pricing has been responding to this balance, with the typical home value up 12.64% year over year to about $227,250 and jumping 11.26% in just one month. At the same time, the median list price climbed 10.34% month over month to $229,900, while roughly 19.6% of sellers issued price drops and about one-third of homes sold above list, supported by an average sale-to-list ratio near 0.99.
Time on market is shortening, as median days on market fell nearly 19.5% from the prior month to 62 days and dipped a bit from last year as well. Looking ahead to April 2026, local projections show the typical home value reaching about $238,750 with a median list price of roughly $240,675 and inventory ticking up to 310, all within a seller’s market reading of 30 that still offers buyers more choices than before.
