Pricing dynamics point to steady demand, with roughly 41 percent of recent sales closing above list price and the average sale-to-list ratio just over 1.00, indicating many homes are selling very close to asking. Looking ahead to April 2026, typical home values are projected to edge up to around $378,175, with median list prices near $382,350 and inventory nudging higher to about 12,753 listings. About 14.6 percent of sellers cut prices in March, giving buyers some room to negotiate while sellers still benefit from relatively low supply.
