Cook County home values in May 2026 were up compared to a year earlier, with the typical home value rising about 5 percent year over year. Median list prices grew even faster, increasing roughly 7 percent over the same time. Compared with the Illinois state median of about $334,000, Cook County’s typical value near $389,000 sits notably higher.

Looking at the latest month, sales activity has been picking up as spring progressed. Homes sold in May climbed about 9 percent from April, and new listings also edged higher, even as active inventory dipped a few percent versus last year. The market still leans toward sellers, with months of supply at 2.9 and nearly 47 percent of homes closing above list price.

Conditions also point to strong demand, with the average sale-to-list ratio just over 101 percent and about half of homes going off the market within two weeks. Median days on market have shortened since early in the year, signaling that well-priced homes are moving more quickly. With a seller’s market in place and pricing trends outpacing the state overall, having local expertise matters.
