Buyers have more options than they did recently, even though inventory is still down 0.88 percent compared with last year. Contract activity has cooled, with pending sales down 19.48 percent year over year and new listings also lower by 10.7 percent.
Home values are relatively high compared with the Illinois average, with a typical home value of $353,450 versus $298,900 statewide. Over the past year, typical values in Will County have dipped 5.49 percent, but in the latest month they inched up 0.99 percent, and projections show a modest move to $355,175 next month.
List prices are adjusting to conditions, with the median list price at $379,900 and down 1.32 percent from the prior month, while the projected March median list price is $377,350. Homes are taking longer to sell, sitting a median of 78 days on the market, up 39.29 percent from a year ago, and about 16.6 percent of listings have seen a price drop, yet it is still labeled a seller’s market with four months of supply, roughly 24.4 percent of homes selling above list, and an average sale-to-list ratio of 0.987.
