Will County is seeing more homes come to market, with active listings up nearly 10 percent from April and almost 15 percent higher than a year ago. Closed sales also climbed, rising about 14 percent month over month and 13 percent year over year, signaling steady buyer demand. Pending sales eased slightly from April but still sit roughly 12 percent above last year, showing contracts are flowing at a solid pace.

Pricing is edging upward while buyers gain more options. The typical home value is up about 3 percent from both last month and last year, even as the median list price has dipped slightly month over month and inched up only modestly year over year. Months of supply holds at 2.9, matching the statewide figure for Illinois and reflecting a seller-leaning environment where inventory has grown but not enough to tip the balance.

Homes are taking longer to sell than they did a year ago, with median days on market now around 50 and more than triple last May, yet more than half of listings still go off the market within two weeks. Roughly 40 percent of recent sales closed above the asking price, and the average sale-to-list ratio is just over 100 percent, indicating buyers are often paying close to full price or slightly more.
