Monroe County currently leans toward sellers, with the market gauge at a seller’s market reading of 28. Months of supply sits at 2.3, below the 4–6 months often associated with a more balanced market. Active listings are essentially flat year over year, up only 0.1 percent, so inventory has not expanded much.

Home values have been climbing over the past year, with the typical home value up about 8 percent compared to last year. List prices have moved even faster, rising nearly 19 percent year over year, suggesting sellers are testing higher price points. At the same time, homes are spending less time on the market, with median days on market down sharply from a year ago, and about 46 percent of listings go off-market within two weeks.

Demand shows a mixed picture, as homes sold are roughly flat year over year while pending sales are down about 19 percent and new listings have fallen nearly 17 percent. Even with that softer contract activity, almost 27 percent of recent sales closed above list price and the average sale-to-list ratio is just under 97 percent, indicating buyers still need to come close to asking in many cases.
