Year-over-year, Moultrie County’s prices have cooled even as activity has picked up, with the typical home value down sharply from last August while homes sold have surged by more than 180 percent. At the same time, new listings and pending sales have both more than doubled compared with a year ago, signaling that more owners are testing the market and more buyers are writing offers.
In the latest August 2026 snapshot, the median list price sits around $148,000, only slightly below last month, while the typical home value has dropped compared with July’s much higher level. Inventory has expanded to 39 active listings and months of supply has risen to 3.5, moving conditions closer to balance than earlier in the year when supply was much tighter.
Compared with Illinois overall, Moultrie County offers a far lower typical home value than the state median of about $329,000, even though the county is still categorized as a seller’s market.
