New Athens home values in the latest rolling three-month period have dipped slightly compared to a year ago, even as listing prices have surged. The typical home value is down year over year, while the median list price has more than doubled, reflecting sellers testing higher price points. At the same time, homes sold are down sharply from last year, showing fewer closed deals despite those higher asking prices.

The supply side has shifted noticeably, with active listings more than tripling year over year and months of supply rising to 11.2, indicating a much deeper pool of available homes. Buyers now have more options than they did a year ago, yet the share of homes selling above list price has climbed to just over half, and the average sale-to-list ratio sits near 103 percent, showing that well-priced homes can still attract strong offers.
