Inventory and contract activity in North Chicago are telling a mixed story in this rolling three‑month view through April 2026. Active listings are down compared with a year ago, yet months of supply has surged to about nine months from under two a year earlier, signaling much looser conditions. At the same time, pending sales are only slightly lower year over year, suggesting buyers are still writing offers even as overall supply dynamics shift.

Pricing is reacting to these conditions with more subtle moves. The typical home value is up modestly from a year ago, while the median list price has dipped year over year, indicating sellers may be adjusting expectations to attract offers in a slower sales environment.

Demand patterns have cooled compared with prior years, with homes sold over the period down sharply from a year earlier. Despite that, homes that do sell are moving more quickly than last year, with median days on market falling notably, and about 31 percent of recent sales closing above the list price. The average sale-to-list ratio near 96 percent shows buyers have gained some negotiating room, but sellers are still achieving prices close to asking.
