North Chicago’s rolling three-month snapshot shows supply and contract activity moving in different directions. Active listings are up about 9% year over year to 72, yet new listings have fallen nearly 21% over the same period. Homes sold increased around 9% and pending sales jumped more than 16%, so buyers are working through the options that do come on the market.

Conditions lean toward sellers, with months of supply rising to 3.9, about 25% higher than last year but still consistent with a seller’s market. Homes now spend a median of 53 days on the market, roughly a week longer than a year ago, giving buyers a bit more breathing room without eliminating competition. With fewer new listings entering the pipeline and many properties still selling quickly, local knowledge matters.
