South Roxana’s rolling three-month data through June 2026 shows prices easing compared to a year ago. The typical home value is down about 6% year over year, and the median list price is nearly 10% lower. Homes sold, however, have fallen more sharply, dropping about 66% from the same period last year.

About 33% of recent sales closed above list price, and more than a third of homes went off the market within two weeks, even as the average sale-to-list ratio has edged down to about 95%. Pending sales are up more than 15% year over year, suggesting buyers are still engaging when a home is priced and presented well.
