Inventory in Huntington County has expanded, with active listings up more than 12 percent from a year ago to 131 homes. Months of supply has climbed to 3.2, rising sharply from last year and now sitting a bit above the Indiana figure of 2.9 months. Even with more choices, contract activity has cooled, as homes sold are down nearly 10 percent year over year and pending sales are off more than 25 percent.
Prices are still moving higher despite the softer sales pace. The typical home value has jumped more than 50 percent compared with a year earlier, while the median list price is up almost 18 percent.
Homes are taking a bit less time to sell than they did last year, with the median days on market down 13 percent to 27 days, and more than half of listings still go under contract within two weeks. At the same time, fewer sellers are seeing bidding wars, with only about 14 percent of homes selling above list price and the average sale-to-list ratio near 96 percent. Compared with the state overall, Huntington County’s prices remain lower than Indiana’s median sale price, which may be drawing value-focused buyers even as conditions tilt slightly away from sellers.
