Compared with a year ago, new listings are up 14.29 percent while pending sales have slipped 7.5 percent, suggesting buyers have a bit more to choose from but are acting slightly more selectively.
Home values are reacting strongly to these conditions, with the typical home value at $195,000 after a 39.29 percent annual rise and an 18.54 percent jump just since last month. Median list price moved the other direction to $180,000, down 13.4 percent month over month, which points to sellers adjusting their asking prices even as overall values trend higher.
Days on market tell a mixed story, landing at 57 days in March, which is down 6.56 percent from last month but still 83.87 percent higher than a year ago. Even so, a 0.981 sale-to-list ratio, 18.75 percent of listings cutting price, and 22.22 percent of sales closing above list all align with Wabash County’s designation as a seller’s market, especially compared with Indiana’s $273,400 typical home value and higher statewide inventory of 15,382 homes.
