Roanoke’s rolling three-month numbers show softer prices and slower sales activity compared with a year ago. The typical home value is down about 10% year over year, and homes sold have fallen by more than half. Pending sales are also down sharply from last year, pointing to lighter buyer traffic.
Looking at the most recent rolling three-month period ending in April 2026, list prices are moving higher even as sale prices pull back. The median list price is up around 11% from a year earlier, and the share of homes selling above list has inched up, with about one in four sales closing over asking.
