Inventory in Whitley County tightened slightly in July, with 97 active listings, down from a year ago even as they ticked up month over month. Contract activity stayed solid, with 41 homes sold and 44 pending sales, both higher than in June. New listings jumped compared with the prior month, suggesting more owners are testing the market even as supply stays limited.

Pricing has been adjusting during this shift in activity. The typical home value of about $242,000 is down sharply from June and sits notably below the broader Indiana median of roughly $284,000, reflecting softer values locally than at the state level. List prices, however, have held relatively steady year over year, and the average sale-to-list ratio around 97 percent shows that most final sale prices are still close to asking.

Homes are also moving faster, with the median days on market dropping into the single digits after being much longer earlier in the year, a sign that well-priced properties are getting quick attention. Months of supply is just 1.3 compared with 2.8 statewide, and more than half of homes go off the market within two weeks, underscoring a seller’s market even amid price fluctuations.
