Year over year through June 2026, Louisa County’s typical home value has climbed sharply, rising nearly a quarter even as the state of Iowa as a whole saw a more modest gain. At the same time, the median list price has fallen steeply from a year ago, signaling sellers may be pricing more aggressively to attract buyers. Homes sold and pending sales are both up more than 28 percent compared with last year, pointing to stronger closing activity despite shifting pricing dynamics.

Inventory has tightened, with active listings down from last year and months of supply at just 1.8, well below the 3.1 months seen across Iowa and consistent with a seller’s market reading. Even so, the median days on market has stretched to roughly five and a half months, showing that not every home is moving quickly and strategy really matters.
