Poplar Level is seeing more homes cycling through the market in this rolling three-month view. Active listings are up sharply from a year ago, rising more than 140 percent, while new listings and pending sales have both more than doubled. Months of supply has also climbed year over year to around two and a half months, still lean but much less tight than last summer.
Pricing has adjusted downward even as inventory and contract activity have grown. The typical home value is down nearly 20 percent from a year ago, contrasting with the broader Louisville market where prices are slightly higher than last year. Sellers are still getting very close to their asking prices, with the average sale-to-list ratio hovering just above 100 percent, yet the share of homes selling above list price has been cut by roughly half compared with a year ago.
Homes are taking longer to sell than they did last summer, with the median days on market up year over year to just over a month, though that is faster than earlier in 2026. About half of listings are still going off the market within two weeks, showing that well-priced homes can move quickly even in a looser environment.
