Inventory in Lake Charles held steady in March 2026, with 396 homes for sale and no month-over-month change. Buyer activity was strong, with 132 pending sales and an 88.57% jump in contracts compared to last year. New listings came in at 121, matching last year’s level and suggesting that demand, rather than fresh supply, is driving much of the movement.
Homes are spending much less time on the market, with the median days on market dropping to 89, down 33.08% from last month and 31.01% from a year ago. That faster pace helps explain why months of supply is at 4.7 and why Lake Charles is currently classified as a Seller's Market, even as total inventory is 10.81% lower than last year.
Prices are adjusting to this activity in nuanced ways. The typical home value in Lake Charles climbed to about $245,620, up 15.59% year over year and 11.65% just since last month, and it now sits slightly above the $235,000 typical value in Calcasieu Parish overall. Median list price, however, dipped month over month to $239,000, and about 26.5% of listings saw a price drop, while homes sold for about 97.01% of list price and only 5.88% closed above asking.
