Inventory in Meraux has tightened in this rolling three-month view, with active listings down more than 13 percent from a year ago to 38 homes. At the same time, homes sold have fallen over 40 percent year over year, pointing to slower closed activity despite fewer options on the market. At the same time, about a quarter of recent sales closed above list price and the average sale-to-list ratio is effectively at 100 percent, so well-priced homes can still attract strong offers.
