Inventory in St. Bernard Parish tightened in May, with active listings slipping to 224, down slightly from a month earlier and just under last year’s level. Contract activity showed mixed signals, as homes sold jumped about one-third month over month and were up nearly 17% year over year, while pending sales dropped sharply compared with both April and last May.

Pricing has been adjusting to this shifting flow, with the typical home value around $229,000, down more than 13% from April and modestly lower than a year ago. At the same time, the median list price held a bit firmer, edging slightly above last year, and the share of homes selling above list climbed to nearly 18% as the average sale-to-list ratio nudged up to about 99%.

Market pace in May reflected some easing, as median days on market fell to about 73 days, a sizable improvement from April’s slower conditions. Months of supply tightened to 4.6, matching the statewide figure for Louisiana but marking a substantial decline from the much looser conditions seen a year earlier, even though St. Bernard Parish is still categorized as a buyer’s market.
