Year-over-year, Florida Area home values have risen sharply on a rolling three-month basis, with the typical home value up more than 60 percent while New Orleans as a whole saw mid-single-digit growth. At the same time, the median list price in the neighborhood is down compared with a year ago, suggesting sellers are pricing more cautiously despite those gains.

Looking at current conditions, the latest rolling three-month view shows a median list price around the mid-$180,000s and a typical home value at a similar level. Inventory is very elevated, with months of supply above 30 compared with about 6.6 months across New Orleans, pointing to a strong buyer’s market locally.

Momentum in sales has cooled, as homes sold and pending sales are both down more than 70 percent from a year earlier and properties are now taking much longer to go under contract, with median days on market stretching into the hundreds.
