Uptown’s rolling three-month numbers through June 2026 show notable shifts from a year earlier. The typical home value is up strongly year over year, rising about 17 percent to around $840,000, even as the broader New Orleans median is essentially flat. Inventory has tightened over the past year, with active listings down more than 20 percent and months of supply lower than a year ago, reinforcing the current seller’s market label.

Looking at the latest three-month window, pricing and activity are moving in different directions. While the typical home value has cooled slightly compared with the prior three-month period, homes sold jumped by nearly half, and new listings also increased, suggesting more deals are getting done even as prices recalibrate. Compared with the wider New Orleans market, Uptown still has a much lower 2.7 months of supply versus 6.1 months citywide, underscoring stronger demand relative to available homes.

Speed and negotiation dynamics highlight how quickly things can change in this neighborhood. Median days on market have plunged to just 10 days in the latest rolling period, down sharply from 65 days a year earlier, and more than 43 percent of homes go off the market within two weeks. Nearly one in five recent sales closed above list price, and the average sale-to-list ratio is just under 98 percent, indicating limited room for discounts.
