In Black Pearl, a rolling three-month view through May 2026 shows more homes moving through the pipeline. Homes sold are up sharply year over year, rising more than fourfold, and pending sales have more than tripled. New listings have increased modestly, while active inventory is roughly flat, leaving buyers with a similar number of options as last year but far more properties going under contract.

Median days on market have fallen sharply over the past year, even though the current reading of 54 days is a bit longer than a few months ago, and only about 6 percent of recent sales closed above list price with an average sale-to-list ratio near 96 percent.
