Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Jun 2026).

Sabine Parish is seeing more homes available, with active listings up slightly from last year and totaling 27 in June. New listings have increased more strongly year over year even though they dipped from May, adding fresh options for buyers. At the same time, homes sold fell sharply compared with a year ago and only two closed in June, while pending sales showed a recent month-to-month pickup but are still below last year’s level.

Prices are moving in a mixed direction as the market adjusts. The typical home value is roughly flat compared with a year ago, but the median list price has dropped significantly year over year even after a solid jump from May, suggesting sellers are positioning properties more competitively.

Signs of slower pace are clear in the higher months of supply, which has risen dramatically from a year ago to about 10 months, well above Louisiana’s 4.8 months and pointing to more of a buyer-friendly environment. Homes that do sell are taking a median of 47 days to go under contract, a noticeable improvement from just a month earlier, yet none have closed above list price recently and the average sale-to-list ratio has slipped to just over 95 percent. With Sabine Parish sitting in a neutral market between buyers and sellers, Agent Pronto can connect both sides with an experienced local agent who understands these shifting conditions.

Learn more about what Sabine Parish has to offer.

Sabine Parish offers residents a welcoming, close-knit community with affordable living, abundant outdoor recreation, and a rich local heritage that celebrates family, culture, and a high quality of life.

Sabine Parish immediately feels distinct from larger nearby communities like Shreveport or Natchitoches. Here, small towns, pine forests, and Toledo Bend Reservoir shape daily life, and longtime residents are often on a first‑name basis with local shop owners and school staff. Many buyers are drawn to the mix of affordable homes, hunting and fishing camps, and waterfront properties around Toledo Bend Lake, as well as modest in‑town houses in places like Many and Zwolle.

Outdoor recreation is central to the local identity. Families gather at North Toledo Bend State Park and South Toledo Bend State Park for fishing, boating, and weekend camping. Community life also revolves around schools and public services such as Sabine Parish School District and the Sabine Parish Library, which host events that bring neighbors together across generations.

The market here can feel very local, with inventory and pricing influenced by lake levels, timber activity, and seasonal demand from second‑home buyers. Whether you are planning to list a long‑held family property or hoping to secure a lakeside retreat before peak season, timing and preparation matter. Agent Pronto connects you with a Sabine Parish real estate professional who understands these nuances and can guide both buyers and sellers through each step with confidence.

“Mary has been such an excellent resource to me and my family for all real estate transactions. Mary represented my dad in a short sale in Chalmette. She was so diligent with following up with the lender to get us to closing- it was a flawless transaction despite the complexity. In the Baton Rouge area, she provided guidance in selling a surprise flood home, and securing our next home. In Mandeville, we are going to engage Mary in selling my mother-in-law's home and finding another in Baton Rouge. She is transparent, an excellent communicator, and negotiator.”

“First impressions are everything, & Fred made an incredible one from the very beginning. I first spoke with him over a year ago when I wasn’t quite ready to make my home-buying move. His kindness, professionalism, & genuine care left such a lasting impression that I knew I wanted to work with him again when I was ready. Fred was honest, trustworthy, & extremely informative. He never allowed me to settle for a property simply because it looked nice on the surface. Instead, he took the time to make sure I understood every detail; always had my best interests at heart. He truly went above & beyond in every way possible to ensure I got the home I wanted. He was always willing to explain things, answer questions, & provide support whenever I needed it. Made my first home-buying experience smooth, stress-free. 😇 I am sooo happy that I found Fred, & if I had to do it all over again, I would choose him every single time. Thank you for making this such an amazing experience! ❤️”

“Agent Pronto got me in touch with Patricia Halley Conaghan. She is, hands down, one of the best real estate agents around. I am in Oregon so it was long distance relationship. The property was no where ready to sell when I first listed. Many e-mails, phone calls, texts, and photos later we were able to get this property ready to sell. She lined up contractors and oversaw the work. It did not take long to sell with some creative financing. I couldn't be happier than I am with Patricia's work and support. She is AWESOME!!”

“Gina was very helpful throughout the process of preparing and selling my home. She provided honest and constructive advice and feedback with a great eye for detail. Her experience and knowledge of the current market was very helpful in pricing and negotiating during the initial phases and during offer negotiations. Even during the unknown expectations of the COVID 19 pandemic, Gina was very reassuring yet realistic. I would recommend Gina as a reliable, responsive agent.”
