Year over year through July 2026, typical home values in Penobscot County have risen, with prices up a little over 9 percent while the statewide median climbed less than 1 percent. At the same time, the number of homes sold has fallen by about 11 percent compared with last July, pointing to softer closed sales even as values trend higher.

In the latest monthly snapshot, the typical home value sits around $322,000 and the median list price is just under $295,000, with list prices down from June but still notably higher than a year ago. Inventory has expanded to 958 active listings, up more than 11 percent annually, and months of supply has jumped to 4.7, indicating more options for buyers than a year earlier.

Homes are spending a median of 42 days on the market, slightly faster than in June, and roughly 31 percent are going under contract within two weeks.
