Yet list prices in the neighborhood are modestly higher than a year ago, pointing to sellers testing the market a bit more aggressively than before.

Inventory has expanded compared with last year, with active listings up around 6% and months of supply jumping to 3.2, though it remains tighter than Baltimore overall at 4.7 months.
