Southern Baltimore is seeing notable month-over-month movement in this rolling three-month view, with typical home values up about 14% and median list prices rising more than 6%, signaling sellers are testing higher price points even as the broader trend over the past year is flatter. Homes sold jumped more than 40% compared with the prior rolling period, and new listings climbed over 26%, bringing more options to the market for buyers.

Inventory has thickened compared with last year, with active listings up about 13% and months of supply more than doubling to 5.4 months, a much looser environment than in 2024. Despite this, sale prices are slightly lower than a year ago, and the share of homes selling above list has slipped to about 27%, down from the upper 30% range seen in 2023 and mid-2024. The average sale-to-list ratio has also edged down over the year, now just under 99%.

Context within the broader Baltimore city market shows Southern Baltimore’s typical home value sitting modestly above the citywide median of about $245,000, while local supply is also a bit higher than the city’s 4.7 months. Homes are taking longer to sell than in prior years, with the current median days on market at 45 versus much shorter times in 2023, underscoring a shift in bargaining power.
