Inventory in Union Square has expanded in this rolling three-month view, with active listings up nearly 38% year over year to 30 homes. Contract activity has picked up even faster, as homes sold have climbed about 44% and pending sales have surged more than 80% compared with a year ago. With months of supply down roughly a quarter to 3.4, conditions tilt toward sellers even as buyers see more options than before.

Pricing is moving in a different direction from activity levels. The median list price is down more than 25% year over year, indicating sellers are generally asking less than they did a year ago. At the same time, the share of homes selling above list has fallen to about 14%, and the average sale-to-list ratio has slipped to roughly 83%, showing that buyers often negotiate meaningful discounts.

Homes are taking much longer to sell than they did a year ago, with the median days on market jumping sharply to 74 days, compared with much lower figures across the broader Baltimore market. Even though Union Square still leans toward a seller’s market by inventory measures, the mix of lower asking prices and longer marketing times suggests buyers have room to be selective.
